Royal View Estates



The Detroit Outfit is reknowed for it's connections to the legitimate business world. It's acknowledged leader is a graduate of the University of Detroit with an undergraduate degree in business administration. Jack and Anthony Tocco own several pieces of property in areas that stretch from Miami to New York and New York Out to Las Vegas and south from there into the San Diego communities. The Tocco brothers own one particularly interesting parcel of land. The land located at 2940 Buell rd in Oakland Township. The land contains a seven room house built in the late 1800's situated on 32 acres of land. The spread was purchased by the Detroit duo in 1973 $112,000, today it is estimated to be worth at least 3 times that amount as it borders a sprawling upscale housing tract known as Royal View Estates.
Royal View Estates was partially developled by the Tocco brothers through the use of more than a dozen front companies which were created to shield their receipt of the multi-million dollar profits earned from this developement. The Tocco's who began developing the more than 40 acre tract into an upper income community which originally called for 15 luxury custom-built homes with huge park like lawns with large tree's landscapped to give the neighborhood a new and unique look. Jack and Anthony began the project by laying the streets in the rural area just south of Lake Orion and installing utillity connections before selling the lots to home buyers and builders. The work was done by contractors hired by Royal View Estates and Condominium Association a firm founded by the Tocco brothers along with associates William and Vito Badamo in October of 1989. The orignal plan called for the contruction to be conducted by the Outfit owned and operated Royal Construction Co. The contract to build the homes and condominiums was to be awarded to the Royal Construction company. The condominium units and homes each totaling 3,000 square feet. 3 months after the formation of the R.V.E.C.A a new company would be formed by the partners to handle the developement of the project which operated under the title of Tocco and Tocco. Tocco and Tocco was slated to take over for the struggle Outfit firm of Royal construction company founded in 1964 by The Tocco brothers along with Santo Perrone, Sam Barrone and Carlo Licata. Royal Construction Company under the direction of Vito Tocco "one of Jack's children," reported a loss of $586 dollars in 1995 while stating it had a net worth of only $7,000," but never actually built any of the homes associated with the project as contractors with no known ties to the Tocco's did the building of the homes. On average the homes have sold for $400,000 with a high of $650,000 as of 1996. At least one undeveloped land land parcel that remains near the Royal View Estates is owned by the Tocco family which has made in excess of $1,000,000 dollars from the land sales while generating $5.8 million in total sales from the Royal Oaks venture.
