Buyer/Seller Agreement
  
Our agreement is intended to accomplish a few simple goals.
These goals are first, to provide puppy buyers with our 
agreement on hereditary health problems.  Second, to ensure that 
our puppies will always have a good home.  Third, to ensure that 
the puppies are not used for unethical breeding practices and without 
health clearances.
  
Your Labrador Retriever has been bred from temperamentally sound
parents who have been certified to be clear of hip dysplasia and 
inherited eye defects.  Every reasonable precaution has been 
taken to prevent this puppy from acquiring these hereditary 
defects.  But the ambiguity surrounding the environmental and 
hereditary causes of hip dysplasia, cataracts and other genetic 
diseases make a guarantee impossible (please read "The Art of Breeding").  
Instead, we warranty our puppies against genetic hip dysplasia that  
limits the dog's ability to fulfill the purpose for which it was  
purchased, a loving and faithful companion pet.  


This contract is between the breeder, Range Creek Farm, 
hereafter known as the Seller

hereafter know as the Buyer.

1. Seller offers the pet quality Labrador Retriever for 
$__________________________and will be paid in full upon pick up 
or delivery.

3. Seller guarantees dog is healthy.  
	
   Satisfaction Guarantee
Seller guarantees that Buyer will be satisfied with the   
puppy    purchased.  If Buyer is not satisfied with the puppy 
received, puppy may be returned to Seller at Buyer’s cost.  
Seller will replace puppy or a full refund of the purchase price 
will be made (Seller’s option), except shipping.  This 
satisfaction guarantee is valid for 72 hours after Buyer 
receives puppy.  Buyer is encouraged to have the puppy examined 
by their own veterinarian within three days of the sale.   If 
puppy is returned due to illness Seller must be provided with a 
written report of the dog’s health problem from Buyer’s 
veterinarian.  The Buyer assumes full responsibility for all 
costs and care during this time.  There is no guarantee against 
accidents or sickness not contracted on the Seller’s premises. 
The puppy will have received it's first puppy shots and will 
have dew claws removed.

1. A non-refundable deposit of 100.00 is required to hold a 
specific puppy.  If the puppy is not available (due to health, 
wrong gender or color), 100% of the deposit will be 
refunded.  If buyer changes his mind after Seller receives 
deposit, it will be retained for care and advertising of puppy 
until suitable placement home can be arranged.  Seller retains the 
option to terminate sale and return 100% of deposit fee prior to 
placement of puppy.	

2. Purchase price does not include cost of shipping, crate and 
bill of health.  These cost will be borne by the Buyer.

3. Buyer will notify the Seller first if for any reason the 
Buyer no longer wants or is able to keep the puppy.  The Seller 
shall have right of first refusal of the pup.  It is agreed, at 
no time will the owner sell or give this puppy to a pet store, a 
puppy mill operation, a dog pound, or dog broker or any similar 
enterprise.  If the Seller does not wish to acquire the dog, the 
Seller will assist the buyer in finding a suitable alternative 
home for the dog. Purchase agreement is not transferable.

4. The Buyer agrees to conduct him/herself as a responsible dog 
owner.  The Buyer agrees that Buyer is solely responsible for 
all costs and expenses of and related to the puppy.

 The puppy receives proper immunizations and monthly heartworm   
preventative.
 The puppy will be have adequate and proper shelter and housed   
securely.
 The puppy shall not be neglected or mistreated in any manner.
 The puppy will receive prompt veterinary care along with 
quality dog food, fresh water, and proper training.  We highly 
recommend obedience training.
 The puppy shall not be tied out or chained unless supervised 
for the duration by an adult.

Please understand that we at Range Creek Farm are animal lovers 
and desire that none of our puppies suffer cruelty in any 
fashion.  

5. AKC Registration.
Registration papers will be furnished to Buyer upon receipt from 
the AKC and when completed payment is made for the puppy.  If 
payment is made by personal check the registration papers will 
be held until the check has cleared.   Registration papers will 
not be shipped with the puppy, but after puppy has been received 
for prevention of theft. The Buyer has the option of naming 
their new dog and we do not require that the kennel name Range 
Creek be in the name unless otherwise stated.  Buyer agrees 
to register this puppy in accordance with the time limits 
specified by AKC and send a copy of the registration to Seller 
upon receipt.
As conscientious breeders, we are very much aware of the dog 
over population problem and to ensure responsible breeding, 
puppies are purchased under Limited Registration.   All puppies 
purchased from Range Creek Farm will be sold on Limited 
Registration.  Limited Registration means that the dog is 
eligible for registration with the American Kennel Club, 
however, any offspring produced by the dog would not be 
eligible. If the Buyer ignores the Limited Registration
and permits this pup to reproduce will render this entire
agreement invalid. Limited registration in no way prevents this
puppy from participating in any AKC event except for the 
conformation ring.  If Buyer intends to show or breed this 
puppy special arrangements may be considered (discuss this 
with the Seller prior to deposit fee).
 
6. Hip Warranty.
Sellers have, to the best of their knowledge and ability, made a 
good faith effort to determine that the puppy’s dam is clear of 
hip dysplasia and has obtained like information on the sire to 
the extent available, and have made this information available 
to Buyer.  Due to the unknown hereditary and environmental 
causes of such defects, no assurances will be given against 
them.  However, should this puppy develop hip dysplasia (see 
conditions below) a cash reimbursement of 50% of the original 
puppy fee will be given. This signed agreement must be retained 
by the Buyer. No other compensation for expenses will be given.  
We do not require you to destroy or return the dog to collect   
on this agreement; however, the dog must be neutered or spayed 
with proof of it provided to the Seller in writing from your
veterinarian. AKC papers must be released back to Seller.  
If the dog has been bred or used heavily for field trialing, 
open obedience, hunting, or any other strenuous activity 
including “roading”) prior to its being one year of age, 
environmentally induced dysplasia and other joint problems 
may develop.  If these factors occur, it is left to the Seller’s 
discretion to honor this agreement.  The Buyer should educate 
himself/herself to proper nutrition of the dog so as not to 
induce joint problems by either lack of nutrition or by causing 
an overweight condition in a developing dog.  This provision is 
not meant to cover any condition due to natural aging process, 
abuse or neglect.  A pet puppy who is found to have a "mild"
(as stated by OFA) condition, which condition will not in any 
way shorten or diminish the quality of life for that puppy, will 
not be compensated for.  
Following conditions must be meet;
 Buyer notifies Sellers promptly after such condition is 
 diagnosed and not later than the puppy reaching 28 months of 
 age.  A copy of OFA’s refusal must be sent to the Sellers.
 The puppy has received proper immunizations and monthly heart 
 worm preventative.
 The puppy’s registration must be transferred back to the Seller.
 The puppy must be neutered if a male or spayed if a female with 
 written proof from the veterinarian.



Buyer’s Acknowledgement:

Buyer, by signing this agreement, acknowledges and understands 
its contents and has entered into this agreement freely.  As 
stated in our goals we have hoped to provide you a puppy with 
the ability to be a happy and healthy pet with a good home.  We 
hope and encourage puppy owners to provide us with feedback on 
all our puppies.
