REAL ESTATE TAXES

With home ownership comes the fact of Real Estate Taxes. The following is a brief explanation of the Utah tax dates.

  1. The Tax period is a full calendar year: January 1 - December 1 of any given year.
  2. Property Taxes are due November 30th on any given year.
  3. Property Taxes are delinquent on December 1 on any given year.
  4. Property Taxes become a lien on the property January 1 of any given year.
  5. The period of redemption is four (4) years. The property cannot be sold until the fifth (5) year.

Although most real estate taxes are usually paid through a lender, supplemental taxes are usually billed directly to the property owner of the county.

Supplemental taxes are taxes which are incurred because of an increase in property valuation by a County Assessor due to new construction or a change in ownership.

Supplemental taxes do not in any way replace or cancel other property taxes. They are usually due on the date mailed and must be paid timely in order to avoid any delinquent penalties and "tax default" procedures.
